You don't need to convert agricultural property rights into commercial property rights to operate. If you want to transfer property rights, you must go through the transfer procedures and pay the fees in accordance with the law. However, China's laws also stipulate that rural homesteads are not allowed to buy or sell according to law. According to China's "Land Management Law" and "Regulations on the Implementation of Land Management Law", farmers' homestead rights are clearly defined as: homestead can only be transferred between members of the collective organization, and the purchase of homestead by urban residents is invalid.

You can't apply for a business license without a real estate license. Individuals who apply for a business license to open a shop shall provide the following materials:

1, my ID card and photocopy (foreigners need temporary residence permit and photocopy).

2, the premises of the housing lease contract or real estate license and a copy.

3. Two one-inch bareheaded color photos.

4, engaged in food, cosmetics and other special industries, but also need to prepare health certificates and copies (involving pre-approval industries need to provide approval opinions). Therefore, to apply for a business license from a self-built house, you need the real estate license of the house. Real estate license is required for industrial and commercial registration, license change and business premises change registration.

Article 7 A company established according to law shall be issued a business license by the company registration authority. The date of issuance of the business license of the company is the date of establishment of the company. The company's business license shall specify the company's name, domicile, registered capital, business scope, name of legal representative and other matters. Where the matters recorded in the company's business license change, the company shall register the change according to law, and the company registration authority shall issue a new business license.

Article 58 The Business License of an Enterprise as a Legal Person and the Business License are divided into an original and a duplicate, both of which have the same legal effect. The state promotes electronic business licenses. Electronic business license and paper business license have the same legal effect. The original Business License of Enterprise as a Legal Person or the original business license shall be placed in a prominent position in the company's domicile or the business premises of the branch. A company may apply to the company registration authority for issuing multiple business licenses according to its business needs.
