We often see or hear news about commercial houses, small property houses and low-rent houses when browsing the news or listening to people chatting. So, how to distinguish the differences between them? Let's have a look.

I. Commercial housing

It refers to the houses operated by real estate development companies (including foreign-invested enterprises) with business qualifications and development qualifications after obtaining land use rights through land transfer, and the houses sold or rented at the prices approved by the market and price departments, commonly known as large property houses. Including residential and commercial buildings.

Commercial housing is the property right certificate and land use right certificate that developers must handle. The nature of land is transfer. Commercial property rights are generally 40 years, residential property rights are generally 50 years, and land use rights are generally 70 years.

Second, small property houses.

Refers to the real estate built on rural collective land. Land is not listed for sale, and land transfer fees are not paid. Property certificate is generally not issued by the housing management department at or above the county level, but by the township government, and the purchase contract has not been filed with the housing management department at or above the county level.

Property right house is a conventional title, not a legal concept. There is no land use certificate for small property houses handled by the land department, and the nature of land use on the house property certificate is allocation rather than transfer. Under normal circumstances, the service life of commercial and residential dual-use houses is the same as that of commercial houses.

Three. Resettlement house

Refers to the houses built by the state to resettle residents when carrying out road construction, land development, urban planning or other public facilities construction projects. There are two kinds of resettlement houses: demolition and resettlement. Resettlement housing refers to the residential houses sold by the state to residents with permanent residence in this city during the process of land demolition with administrative allocation such as land reserve, and resettlement housing refers to the houses that have been demolished and placed locally.

Whether it is demolition and resettlement houses or relocation resettlement houses, as long as the land is classified as state-owned land, it is possible to realize the property right certificate. If the land is for fund-raising, it is impossible to achieve the title certificate. However, the nature of land use is still allocation, not land transfer. If the resettlement houses enter the market, they will have to pay more land transfer fees.

Fourth, low-rent housing.

It means that the government provides social security housing to families who meet the minimum living standard of urban residents and have housing difficulties by means of rent subsidies or physical distribution rent. Low-rent housing is only rented and not sold, and it is rented to the lowest income among urban residents.

Low-rent housing is a welfare system to solve the housing problem of low-income families in China. There are two forms of expression. One is the construction funded by the national government, and the low rent is given to families with housing difficulties. The other is that the government gives rent subsidies to families with housing difficulties, and they rent social housing themselves. The property right of low-rent housing belongs to the government.
