The difference between ordinary residence and non-ordinary residence
1, different definitions: ordinary houses refer to residential houses built according to local general civil residential building standards; Non-ordinary houses generally refer to houses with large building area or used for commercial purposes, such as villas and high-grade apartments. Ordinary housing is not the same as ordinary housing, and the two cannot be confused. Ordinary housing refers to the whole building, and ordinary housing refers to a single house.

The area and plot ratio are different: the single building area of ordinary residential buildings is below 1.20 square meters, and the single building area of non-ordinary residential buildings is above 1.44 square meters (excluding 1.44 square meters). The plot ratio of ordinary houses is above 1.0, and that of non-ordinary houses and residential buildings is below 1.0 (excluding 1.0).
3. Different prices: the transaction price is subject to the price recorded by the Construction Committee. The actual transaction price of ordinary houses is lower than the average transaction price of houses on the same level of land 1.2 times, and the actual transaction price of non-ordinary houses is higher than the average transaction price of houses on the same level of land 1.2 times.
4. Different transaction taxes and fees: ordinary residence for more than 5 years (including 5 years) and the only residence of the seller's family is exempt from personal income tax; Personal income tax is levied on non-residential (unlimited purchase) houses according to the transaction price 1%.
Ordinary residence for more than 5 years (including 5 years) shall be exempted from business tax; Ordinary houses less than 5 years old are subject to full business tax. Then, if the non-ordinary residence is over 5 years, the business tax will be levied on the difference; Business tax shall be levied in full for non-ordinary houses less than 5 years.
