Discussion of good tourism management

Abstract: How to do a good job of tourism management is an important issue we are currently facing, this paper describes the idea of tourism management from the development of tourism and human resources, as well as to deal with the management of tourism crises in two aspects.

1 Tourism management to strengthen in the development and utilization of humanities resources in the proposal

1.1 Promote the unity of humanities resources and natural resources natural resources, no matter how beautiful, without the participation of people will lose meaning, no humanistic atmosphere will lose color. The West Lake in Hangzhou, for example, is a unique scenic spot in China with both beautiful lakes and mountains and a long history and cultural flavor, and the culture nurtured here is very rich. There is a household legend of the White Snake Lady, and there are literati and ink masters left behind by the elephant? If the West Lake is compared to the West Lake, the thick makeup and light color is always appropriate? and the famous lines left by literary writers and artists. These resources can play an important role in the development of cultural tourism resources in the West Lake, in the West Lake tourist attractions, you can make full use of the former residences of celebrities as a tourism resource. Tourists can fully understand the history of the West Lake culture and allusions between the tourists in the mountains and water, but also can use Hangzhou's folk art groups in the West Lake scenic area to perform traditional folklore programs of West Lake culture, clever combination of cultural resources and natural scenery, making it easier for tourists to understand Hangzhou, to achieve the harmonious unity of the humanities and natural landscape of the West Lake scenic area. Of course, in this process, we also need to protect the resources of the West Lake, the ecology of the West Lake, water quality, health conditions to strengthen the protection and supervision.

1.2 Efforts to explore the humanities and historical tourism resources China has a long cultural history, a large number of cultural resources, such as dragon boat races, Lantern Festival, Ching Ming Treading, May Flower Show, August tide, Mid-Autumn Moon Festival, Chongyang ascension, October temple fair and other folk activities, the development of the utilization of the conditions is extremely advantageous. To make full use of these folk culture, focusing on playing folk tourism, so that not only can bring great income for the local tourism industry, but also on the local urban development and positioning, etc. has a very good role.

1.3 Improve the quality of humanities, improve tourism facilities cultural tourism has the role of cultural dissemination and mingling, has a strong publicity role, tourism is like a business card, in bringing tourists to enjoy the tourism resources at the same time, but also their own image of publicity. The quality of personnel engaged in the service of tourism resources has an important impact on the image of tourism, some humane supporting facilities in tourist attractions also have an important impact on the image of tourism. Good humanistic quality, polite and close service attitude will bring a great positive impact on the tourists, will improve the tourists' satisfaction with tourism, and then have a better impression of the image of the whole city. The degree of perfection of tourism facilities will also bring a different feeling to tourists, tourists are generally more relaxed when traveling, some humane facilities will make them feel very friendly, some with the tourists can recognize the language will undoubtedly increase the sense of intimacy.

1.4 Optimize the allocation of resources, improve tourism business strategy and other industries, humanities tourism industry development, management and other needs to be refined research, the difference is that the general development of other enterprises is a tangible product, while the humanities tourism industry to develop more is the spiritual level of the product, the quality of the product through the satisfaction of the tourist groups reflected. The development of what kind of tourism products, tourism products, market prospects, how to rationally plan the optimization of resource allocation and what kind of tourism product management strategy need to be adapted to local conditions, through the scientific research of humanities tourism industry to achieve. At present, many tourist attractions in China in the development of humanities tourism both successful experience, but also the lessons of failure, we can work in the following areas: ① through the strengthening of research in the humanities tourism industry, so that the development of humanities tourism resources is more successful, you can greatly reduce the risk of tourism resources development; ② optimization of the allocation of tourism resources is worth paying attention to, how to configure the configuration of the different tourism resources is more reasonable, how to configure to be more attractive to the tourism industry. Reasonable, how to configure more attractive to tourists, so that operating costs reduced, the industry to increase revenue, these aspects also need to carry out scientific research; ③ humanities tourism industry is very worthy of study of the business strategy, not attractions ticket prices set the higher the income of the tourism industry, the more the different tourist attractions to use the joint consumption or a single consumption is better need to be based on the consumer's psychology of tourism consumption and the specific conditions of the tourist attractions to determine. The specific situation of the tourist attractions to determine.

2 measures to strengthen tourism crisis management

Tourism is a relatively fragile industry, by its own has? Food, housing, transportation, tourism, shopping, entertainment? Six elements determine her tentacles greatly extended to various other industry sectors, making the outside world instantaneous changes are involved in the entire tourism industry sensitive nerves. Tourism crisis has become a cloud over the tourism industry in many parts of the world, good crisis management has become the tourism industry? This should prioritize the urgent need for happy and caring industry.

2.1 Establish a strong sense of crisis Crisis awareness is a sense of competition, ahead of the curve, spurring awareness, but also a cohesive agent. The top management of the enterprise should feel the crisis, recognize the premise of the crisis, often, systematically talk about the situation, talk about the problem, so that employees firmly establish the crisis awareness and with the enterprise *** with the sense of responsibility to bear the crises and risks of the master. Residents and tourists to strengthen safety awareness, emphasizing that human life is above all, to ensure peace and health is also a way to increase revenue.

The establishment of a strong sense of crisis should be the core and focus of the government crisis management, as the tourism regional government should first set up a sense of crisis, to strengthen the strategic study of tourism crisis, to prevent the formation of the crisis from the root and the outbreak of the crisis or to stop it in the bud as early as possible.

2.2 The establishment of early warning mechanisms, the implementation of preventive management in the establishment of tourism disaster early warning mechanism has reached a general **** knowledge. The so-called "Tourism Early Warning System", mainly the relevant departments at home and abroad in the occurrence of epidemics, wars, social problems, natural disasters and other events affecting tourism, to be released and warnings, which is conducive to the travel agency and the traveler to foresee the problem and take the initiative to take active safety measures.

2.3 Establishment of an emergency response mechanism to cope with tourism crisis After the outbreak of a tourism crisis, the most important thing is to establish a set of rapid response mechanism to try to avoid causing greater losses. Disasters, accidents, in the first instance, the implementation of effective rescue, reduce casualties; in the case of an epidemic, to prevent the spread of the epidemic; in the case of security incidents, as soon as possible after the detection of the case, punish the offenders, protect the victims, and deal with the aftermath of the incident. Because of the natural disasters caused by the tourist places temporarily can not receive tourists, timely informed travelers, reduce the cost of travelers' expectations and anticipation of the psychological, favorable to the recovery of the local tourism market.

2.4 Measures to recover the tourism industry as soon as possible after a tourism crisis First, targeted promotional activities should be carried out after a tourism crisis. Secondly, the media should be utilized to rebuild the image of regional tourism. After the tourism crisis, it is necessary to explore the value of positive reports as soon as possible, to be targeted promotions. Third, do a good job of event tourism marketing, increase the market attention to the tourist places.

In short, when the organization or individual facing the crisis, should be the social public **** interests at the core position, timely response, control, remediation, summing up, and consciously turn the crisis into an opportunity to take advantage of the situation, make use of the theme to play, the loss will be reduced to a minimum. The tourism industry is very fragile, but not through the trials and tribulations, not through the crisis, the industry will always be fragile. As the tourism administrative department, it should strive to build a more complete public **** crisis management mechanism, and on this basis, continue to promote the department as well as the entire industry to improve crisis management capabilities.

Quantitative Analysis of Driving Factors of Tourism Real Estate Development in Sanya City

[Abstract] Sanya City is a representative city of tourism real estate development in China, and the overall development level is in a leading position in China. This paper analyzes the main driving factors affecting the development of tourism real estate in Sanya City on the basis of factor analysis and multiple regression analysis of relevant data, which is instructive for the development of tourism real estate in China's cities.

Sanya City is located in the southernmost part of Hainan Province, and is the only tropical coastal tourism city in China, with a land area of 1919.6 square kilometers. Sanya City is China's tropical coastal tourism resources are the richest and most concentrated area in the territory of up to 209 kilometers, each shoreline, densely populated with Yalong Bay, Dandonghai, Luhuitou Park, Tianya Haijiao, Nanshan Cultural and Tourism Area and other famous tourist attractions. Not only does it have the five major elements of modern international tourism? Sunshine, seawater, sandy beaches, green vegetation, clean air, but also has rivers, harbors, hot springs, caves, idyllic gardens, tropical flora and fauna, ethnic customs and other distinctive tourism resources.

As a new industry resulting from the interpenetration and fusion of tourism and real estate, tourism real estate is getting more and more attention in China and entering a rapid development stage, and the tourism real estate development in Sanya is not only in the forefront of the country, but also the most representative. Hu Hao (2005) studied the development and layout of tourism real estate in metropolis in Shanghai for example, and Xu Cuirong (2005) studied the development of tourism real estate projects and market development situation in Qingdao, Su Qiongqiong (2006) in Hangzhou, Cheng Xu (2008) in Chongqing, Xie Zhilin (2008) in Nanning, and Ren Yixuan (2009) in the coastal cities of Shandong Province for example. As for the driving force of tourism real estate development, Liu Yanhong (2004) believes that economic growth (internal factor) and economic globalization (external factor)**** have promoted tourism real estate development. Hu Hao (2005) argues that conditions such as increased leisure time, strong government promotion, urban industrial restructuring, changes in residential functions, and the development of commercial services promote tourism real estate project development. From the literature review, no scholars have done research on the development of tourism real estate in Sanya City, and there is no research on the driving factors of tourism real estate development in the city, and the method is limited to simple qualitative analysis. In this paper, the use of multivariate statistics in the correlation analysis, principal component analysis, etc. to study the impact of Sanya City tourism real estate development of driving factors, the establishment of Sanya City tourism real estate development driving factors step-by-step regression equations, and analyze the relationship between the driving factors and their role in the sustainable development of tourism real estate for the city's tourism real estate development and management to provide the basis for decision-making, but also to seek the development of the city's tourism real estate * * * sex.

1 Characteristics of the current situation of tourism real estate development in Sanya City

Since Sanya City successfully held the opening ceremony of China's vacation and leisure tour in Yalong Bay in 1996, the Kelai Resort Hotel officially set sail, and then dozens of large-scale tourism projects have been put into construction one after another, and Sanya City's tourism real estate industry began to flourish, which has been more than a decade now.

At this stage, real estate sales in Sanya City are mainly tourism real estate, and its development presents the following characteristics:

(1) Product characteristics: tourism real estate products are mainly apartments, houses, villas and property rights hotels, as off-island customers? second residence? third residence. etc., of which apartments and residences account for a higher proportion.

(2) Product distribution: mainly distributed in areas with a certain landscape, making full use of seascape, river view, mountain view resources. Currently being developed along the seascape on the basis of vertical development.

(3) home buyers: research studies show that the vast majority of home buyers from outside the island, this group accounted for more than 90% of the overall property customers in Sanya City. And most of the second or even multiple home buyers, concentrated from ? The two regions of Sanya, namely the economically developed regions of the Yangtze River Delta, are the most important areas of the city.

2 Quantitative Analysis of Driving Factors of Tourism Real Estate Development in Sanya City

2.1 Selection of Indicators and Data Standardization

This paper, by organizing the relevant data on socio-economics, urban development, tourism, and real estate industry in the Sanya Almanac, selects the dominant tertiary industry X1, the total value of import and export of foreign trade commodities X2, the total social loan Balance X3, Consumer Price Index X4, Total Tourism Income X5, Number of Overnight Tourists Received X6, Social Passenger Turnover X7, Number of Actual Rooms X8, Proportion of Cultural, Educational, Health and Scientific Utilities Costs to Fiscal Expenditures X9, Number of Public **** Vehicles Owned by Urban Residents per 10,000 People X10, and Total Real Estate Development and Investment Y are 11 indicator variables to be analyzed, where Indicator Y stands for the Sanya's tourism real estate development. Because of the different independent variables Xi, their value ranges and units are different, in order to carry out calculations under the influence of dimensionless, using SPSS.18 statistical software to standardize Sanya City 2000?2006 X1 ~ X10 and Y, the results are shown in Table 1 on the previous page.

2.2 Factor analysis based on principal component analysis

Through SPSS.18 Statistical software to standardized data correlation analysis to get the correlation coefficient matrix, see Table 2. can be seen that the correlation coefficient between the variables are mostly above 0.5, the correlation between the selected 10 variables is high, and can be extracted from the composite index. And from the common factor variance, we can see that X1-X8 all have more than 90% ****similarity, and the lowest X10 also has 62.2% ****similarity, that is, these variables have less loss of information, and all of them can be interpreted by the factors, so they are suitable for factor analysis.

From the total variance explained by factor analysis, it can be seen that the first factor has an eigenroot of 6.918, explaining 69.181% of the total variance of the 10 variables; the second factor has an eigenroot of 1.198, explaining 11.981% of the total variance of the 10 variables; and the third factor has an eigenroot of 1024, explaining 10.244% of the total variance of the 10 variables. The cumulative variance contribution rate of the first three factors is 91.406%, which can contain most of the information of the variables, so the three main factors are selected, see Table 3.

Table 3 shows the rotated factor loading matrix. It can be seen that the first factor F1 basically reflects the information of X2 to X8 variables, including foreign trade, finance, prices, tourism and so on, so it can be named as ? City economic and tourism development level? factor. The second factor F2 mainly reflects the information of X9 and X10 variables and can be named as ? Development level of urban public **** business? factor. The third factor F3 reflects the information of X1 variable, which can be named as ? Urban tertiary industry development level? factor. According to the coefficient matrix of factor scores, the following score function of each factor can be written:

F1=-0.088X1+0.135X2+0.160X3+0.167X4+0.158X5+0.133X6+0.158X7+0.123X8-0.044X9+0.033X10

F2=- 0.028X1+0.029X2-0.089X3-0.061X4-0.144X5+0.041X6+0.002X7+0.128X8+0.682X9-0.565X10

F3=0.909X1+0.058X2-0.076X3-0.130X4-0.025X5+ 0.063X6-0.107X7+0.069X8-0.206X9-0.216X10

2.3 Multiple linear regression analysis

Factor analysis is only a downscaling of multiple indicator variables, and it cannot explain the influence of the factors, so it is necessary to conduct stepwise regression analysis on the relationship between the factors and the dependent variable Y. The results of regression analysis are shown in Table 4. The results of regression analysis are shown in Table 4.

The multiple linear regression equation established according to Table 4 is: Y=A+0.991F1+0.130F3

The constant term in the equation is A, with the value of 4.109E-18, and the biased regression coefficients are 70.991 for B1, and 0.130 for B3, and the probability P-values of B1 and B3 are less than 0.001 by the T test , both are significant at the given significance level of 0.10.

As can be seen from the expression: the impact of F1 on the dependent variable Y is much greater than F3, that is to say, the development of tourism real estate in Sanya City is mainly driven by the direct impact of F1 (the city's economic and tourism development level). While F3 covers information about the development level of other industries in the city except agriculture, industry and construction, which plays a supportive role to the development of tourism real estate, the driving force is obviously not as big as F1. Specifically, the development level of the city's science, education, culture and health, transportation and other public **** cause factor F2, due to the main service to the local residents of Sanya and the tourism real estate development of the drive is not obvious, was excluded from the driving force of the multiple linear regression model, which is also consistent with the Sanya tourism real estate of the main consumer groups from outside the city is the case of the match.

The above analysis is just a quantitative analysis of the driving factors of tourism real estate development in Sanya, and there are some aspects that can not be quantified: First, the local government in order to increase the financial revenue, the tourism real estate industry to vigorously support the introduction of a series of relevant favorable policies to promote the development of tourism real estate. Secondly, the change of living concept and consumption culture also promotes the development of tourism real estate. Third, a large amount of idle capital speculation speculation has become one of the driving factors affecting the development of tourism real estate in Sanya City.

3 Conclusion

Relying on the unique tourism environment and large international popularity, the development of tourism real estate in Sanya has shown a sustained and stable development trend, and the characteristics embodied in it have the typical significance of urban tourism real estate. Comprehensive analysis of the above paper draws the following conclusions:

? The main driving factor for the development of tourism real estate in Sanya City is the level of tourism development in Sanya City and the level of the city's comprehensive economic level, the higher the level of tourism and the comprehensive economic level, the greater the role of the driving force for the development of tourism real estate. The development of other tertiary industries in the city plays a certain auxiliary driving role in the development of tourism real estate.

? The development of urban tourism real estate in addition to local government policy support and private capital investment to promote, the most fundamental driving factor is the level of urban tourism economic development. Therefore, to improve the quality of urban tourism, the development of urban tourism economy, play the role of tourism industry related to drive is a prerequisite for the good development of urban tourism real estate.
