What kind of house is a duplex?

1. Duplex houses are the same in nature as ordinary houses. According to the national regulations, the proportion of houses with a construction area of less than 90 square meters, including affordable housing, must reach more than 70% of the total development and construction area. In order to circumvent this policy, coupled with the low investment, low cost and high profit of large-sized units, developers have come up with duplex houses.

2. It should be noted that because there are two real estate licenses, the house you bought looks like one set, but in fact you bought two sets. In other words, if the property buyers originally didn't have a house, but now they buy a double-family house, then a set of down payment and mortgage interest rate should be treated as a second suite.

3. According to the new policy, if an individual purchases an ordinary house and the house belongs to a family house, the deed tax will be levied by half, that is, 1.5%. If an individual purchases an ordinary house of 90 square meters or less, and the house belongs to a family house, the deed tax will be levied at 1%, and the deed tax preference will not be enjoyed.

4. If it is a non-duplex house with a square meter of 1.20, the deed tax is still 1.5%. However, if it is a duplex house, except for one suite, the deed tax can be paid at 1%, and the other suite must be paid at 3%, which is an additional tax of 0.5%.
